NC Residential Rental Report – 1st Quarter 2017

Hi, I’m Tommy Lawing Jr., President of TR Lawing Realty with your Rental Report. We know that much of the sales market throughout the Charlotte region is very tight these days with some neighborhoods reporting almost no listings; well the same is true in the rental business. We took more applications for fewer vacancies in 2016 than at anytime in the history of our 60 year old property management firm. That means when you are showing a vacancy to a prospect, please explain to them that we do take multiple applications and that they should apply quickly. Often we have 3 or 4 well qualified applicants for the same rental house. So what makes the difference? We’ll you’ll understand the applicant who has no pets is probably going to be accepted over the one who has 3 large dogs, everything else being equal. Or the applicant that’s willing to take it next week without any work being done is more likely to be accepted than the applicant that wants us to wait a month and paint two bedrooms.
